MLS By Owner Package
With Custom Fit’s MLS By Owner package, we place your listing in the Metro Milwaukee MLS for six months, plus you get eight additional tools to help you make the sale.
However, you handle all phone calls from potential buyers - both serious and “tire kickers.” You also take calls from Realtors who may want to show your home. This is a Limited Service Listing (please read the column to the right on Full Service vs. Limited Service).
Our $499 MLS By Owner Package provides a Metro Milwaukee MLS listing plus the following:
- Customized full-size post yard sign with your web site address as a rider on your sign
- Digital photo slide show up to 18 interior and exterior shots, featured on multiple web sites
- Disclosure forms and paperwork assistance
- “Showcase” Listing in Realtor.com
- Listing on www.wihomes.com and 100’s of local Realtor web sites
- Listing on other web portal sites such as Trulia, Google, Zillow, Frontdoor, Propsmart, and many others.
- Links to property data sheets
- Help with pricing with CFR’s Market Snapshot along with more detailed home sales and listing information
Important Home Selling Fact - over 80% of homes are sold by real estate agents other than the listing agent. This means that to effectively market your home, you should offer the “customary” 2.4% commission to any Realtor who finds you a buyer. If you don’t offer that commission, other Realtors won’t show your home, eliminating the majority of potential buyers, and your listing could be excluded from the “Big Name Broker” company web sites.
Even if you offer the 2.4% commission to Realtors (which we highly recommend), you still have a good chance - about 1 out of 10 - of selling directly to a buyer and avoiding the 2.4% buyer agent commission. In that case, you’ll pay Custom Fit Realty an additional commission of $1 at closing so that your listing still appears on all the “Big Name Broker” web sites. If we don’t charge some commission at closing, MLS rules allow a Limited Service listing to be excluded from other broker sites.
Don’t miss out on putting over 4,000 Realtors to work for you. Custom Fit strongly recommends offering at least a 2.4% commission to other agents who find a buyer. It’s worth every penny.
